  • 21. The fair rent determined by the Tribunal for the purposes of section 70 of the Rent Act 1977 is accordingly £36.50 per week.

As such the Tribunal in consideration of its overriding objective (Rule 3 of the Tribunal Procedure (First-tier Tribunal) (Property Chamber) Rules 2013, as amended) determines that it is fair and just to set a fair rent pursuant to section 70 of the Act, for this property, at £36.50 per week.
  • 17. Section 70 of the Act requires the Tribunal, in determination of the fair rent, to have regard to all the circumstances.
